Review Letter: Knoll Properties LLC <br />June 3, 1999 <br />Page 3 of 3 <br /> <br />Drainage and Grading: The majority of the site is very fiat at an elevation of 866. The building <br />will require three feet of fill at an elevation of 869. Drainage is proposed to fall away from the <br />building and is proposed to be collected on the east, north and west by catch basins and stormed <br />into a detention basin located on the southwest comer of the site. The catch basins located on the <br />north side of the building are connected to a storm pipe, which has been laid under Sunwood <br />Drive. This pipe is intended to be the outlet for the entire wetland system located on both the <br />north and south sides of CR116 which contains 162 acre feet of storage volume. This large <br />wetland system currently has no outlet, however, in the future, an outlet from the south end of the <br />proposed storage pond will be extended southward to the storm sewer in McKinley Street to <br />eliminate this limitation. In the interim, an emergency overflow into this larger wetland system <br />must be capable of handling two successive 100-year storm events. Providing an extension of <br />the existing buried pipe across Sunwood Drive may eliminate ttie need for the new emergency <br />connection proposed on the northwest comer of the property. An easement needs to be placed <br />over the area dedicated for ponding. This ponding area is planned to service both the Knoll <br />Properties and any development that may occur on the lot on which the pond exists. The plan <br />should be submitted to the Lower Rum River Water Management Organization (LRRWMO) for <br />a required permit. <br /> <br />Lighting Plan: The proposed plan for light fixture locations, specifications and fixture diagrams <br />comply with City Code requirements. <br /> <br />The Ramsey Planning Commission will be meeting on Tuesday, June 8, immediately following <br />the 6:00 p.m. Board of Adjustment meeting, to. review the proposed site plan. It is suggested that <br />you or your representative be present at these meetings to answer any questions that may arise. <br />The site plan is also subject to the review of the A.E.C. Energy Park Architectural Review Board. <br /> <br />Enclosed for your information is a copy of the case cover sheet.
