corridor. In his presentation he noted signs that appeared to be larger than 100 square feet and <br />taller than 35 feet. The visual presentation also identified a clutter problem in the corridor due to <br />trees, signs and power lines, that would obscure visibility of the Burger King sign as you travel <br />west on Highway #10. <br /> <br />Zoning Administrator Frolik explained that subsequent to the Planning Commission meeting, <br />Staff did meet with the Applicant to review some of the permit issued for other signs in the <br />Highway #10 corridor. The records indicated the following square footages on freestanding <br />signs: Holiday R.V. - 100; Holiday Stationstore - 91 (however, they received a conditional use <br />permit in 1998 for an additional 31 square feet to accommodate a reader board but when they <br />revamped the signage in 1994, they decreased the freestanding sign to 91 square feet); Lano <br />Equipment - 100; Amoco - received a conditional use permit for I25 to accommodate a reader <br />board; Diamonds Sports Bar - 100; Comfort Suites - 93; Anoka~Ramsey Sports Center - <br />received a conditional use permit for 300. This doesn't mean that there aren't some lawful, and <br />most likely unlawful, non-conforming signs still in use along the corridor. However, <br />development along the highway has become more sophisticated and there is a corresponding <br />trend in compliance with the sign regulations; conditional use permits for overages have been <br />minimal in recent years. <br /> <br />Greg Clone, Dolphin Realty, stated that they .just received notification that Burger King was <br />changing all of the signs with a new logo which will be ready for production by August 15th. Mr. <br />Clone explained that the new sign is 113 square feet instead of the 100 square foot requirement <br />and that they are still requesting the 5 x 9 reader board and stay with the 25 foot height. <br /> <br />Councilmember Hendricksen questioned if there are other sizes to chose from. Mr. Clone stated <br />with the square sign they has a couple size option, but with the new sign he thinks the 113 square <br />foot sign is the only option. <br /> <br />Councilmember Hendricksen questioned why they don't they use the 10 x 10 square sign. Mr. <br />Clone stated that he thinks that a t0 x 10 sign would have to be custom made and with the new <br />logo they are going to be required to change signs and thought it made more sense to put the new <br />sign up noting the an additional 13 square feet is not that much different. <br /> <br />Mayor Gamec stated that he doesn't think an additional 13 square feet would be a problem. <br /> <br />Planning Commission Chairperson, Leo Anderson reviewed the discussion of the Planning and <br />Zoning Commission. Mr. Anderson stated that it was the Commission's understanding that 100 <br />square feet was ordinance and that Dolphin Realty came in with a request of 189 square feet. <br />The Commission looked for a reason to exceed the 100 square feet and founded that some signs <br />on Highway #10 exceeded the 100 square foot. The Commission was told that Dolphin Realty <br />had an option of an 8x8 or a 12x12 square sign and that a 10 x 10 sign would have to be custom <br />made. The Commission agreed to a 100 square feet for the main sign and an additional 45 <br />square feet for the reader board and to restrict the size of the signage.
