NARRATIVE FOR ZITCO, INC. <br />RAMSEY, MINNESOTA <br /> <br />Zitco, Inc. is proposing an auto parts retail/warehouse building including four additional retail <br />spaces. The proposed plan also includes mini-storage at the rear of the property. The property is <br />currently an empty lot, with the Communications World building to the west, railroad to the <br />north, ParaBody building to the east, and Highway 10 to the south. The legal description, is Lots <br />1, lA, and 2, Block 1, Guy Addition. The address of the property is 6111 and 6091 Highway 10 <br />NW, Ramsey, Minnesota. <br /> <br />We are requesting a Conditional Use Permit for the mini-storage at the rear of the property. A <br />C.U.P. is required when two principles uses are on one property. We are also requesting a <br />Variance from the rear setback on the mini-storage building. The required rear setback is 35 feet. <br />We are proposing 20 feet at the closest point and approximately 28 feet at the furthest point. It <br />was suggested in conversations with the City that a 40 foot buffer should be allowed for at the <br />front of the property to allow for a future frontage road. In doing so on our site plan, our <br />buildings and parking moved back 20 feet from their original proposed location. It is for this loss <br />of usable land that this Variance is requested. Locating the mini-storage on the setback lines will <br />also act as a rock face block fence and help to discourage outside storage. <br /> <br />It is estimated that there would be a slight increase in traffic for the retail stores in this building. <br />The mini-storage is expected to have only a minimal amount of traffic, being that they are a <br />storage only use. <br /> <br />The number of employees expected to work in the auto parts retail is two. The number of <br />employees expected to work in the auto parts warehouse is four. The number of employees <br />expected to work in each of the four individual retail stores could range from two to four. There <br />would be no employees for the mini-storage use. <br /> <br />Water usage is estimated at 25 gallons per employee per day. Our maximum employee count is <br />estimated at 22. This would result in approximately 550 gallons per day. <br /> <br /> <br />
