Schmitt & Associates. We offer the following <br />comments: <br /> <br />General: The plans propose the development of a multi-tenant retail building and mini-storage <br />garages on Lots 1, lA and 2, Block 1, Guy Addition. This area is generally located on the north <br />side of State Highway #10 between Anoka Hermepin Technical College and JR's Saloon. The <br />anchor tenant is expected to be an auto parts store. <br /> <br />Zoning: The site is zoned B-3 Highway Business. Enclosed retail is a permitted use but self- <br />service mini-storage garages are not a 'permitted use' in any zoning district. The mini-storage <br />operation will require a conditional use permit, for which proper application has been made. <br /> <br />Main and Accessory Buildings: City Code restricts development to one main build..j.ng pei' <br />parcel and the main building can house any number of permitted and conditional uses. "."City <br />Code allows accessory buildings to house uses accessory to activities in the main building. If a <br />conditional use permit is issued for the mini-storage activity in the main structure, then the <br />accessory building housing additional mini-storage units is a lawful accessory building. <br />Accessory buildings are restricted to 3~0% of the area of the gross floor area of the main building. <br />In this case, the accessory mini-storage g'uilding is approximately 7.5% of the area of the main <br />building. <br /> <br />Lot Coverage: The site area is 88,8t0 square feet (2.04 acres) and lot coverage is restricted to <br />35% or 31,083.5 square feet. The proposal includes a 24,296 square foot main building and an <br />1,800 square foot accessory building. The total amount of building space is 26,096 square feet, <br />which is approximately 29.4% lot coverage.~ <br /> <br /> <br />
