Sheet A1 also includes the grading and drainage plan. We offer the following <br />comments: <br /> <br />General: The plan proposes to expand its manufacturing and warehouse facility located <br />in Business Park 95 at 6190 McKinley Street NW. <br /> <br />Building Size: The plan proposes a 28,719 square foot expansion to its current 34,104 <br />square feet building, for a total of 62,823 square feet. <br /> <br />Setbacks: The addition meets or exceeds all required structure setbacks. <br /> <br />Lot Coverage: The lot is 217,000 square feet in size. The building with the proposed <br />expansion is 62,823 square feet. The building coverage is 29 percent, which complies <br />with the 35 percent maximum allowed by City Code. The total impervious surface <br />coverage will be 55 percent, which is consistent with the Business Park 95 covenant <br />restrictions. <br /> <br />Access: The plan proposes one future additional access, located on the east side of the <br />building expansion, to McKinley Street when it is extended along the north side of the <br />property. The extension of McKinley Boulevard is not expected to occur in the near <br />future, if the applicant desires an immediate extension to the proposed access then the <br />applicant would be responsible for the costs of the extension. <br /> <br />Landscaping and Screening: No screening is required as this property is surrounded by <br />commercial and industrial zoned properties.
