Heritage Millwork Review Letter <br />September 28, 1999 <br />Page 2 of 3 <br />additional trees on the north side of the property, continuing the pattern established with <br />the original plantings. <br /> <br />The site plan does not indicate that the disturbed landscaped areas will be restored with <br />topsoil and seed/sod. Sod or seed in these areas is required. <br /> <br />Waste Storage: The location of the trash enclosure is noted on the site plan; it has not <br />changed from the original location and meets code requirements. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for every <br />person on the maximum work shift. The plan indicates there will be up to 60 employees <br />on the maximum work shift. The are currently 20 spaces and the plan shows proof of 40 <br />additional spaces along the south side of the property, which meets City Code <br />requirements. <br /> <br />Off-Street Parking - Design: The parking and maneuvering areas are proposed to be <br />bituminous pavement and finished with B-612 curbing, except the east side of the parking <br />lot expansion is proposed to be without curbing. This is a deviation from City Code <br />requirements, and it will require City Council consideration and approval. Staff <br />recommends the B-612 concrete curbing be installed along the east side of the parking lot <br />immediately, unless the applicant plans to expand the building again into that area. The <br />City has allowed such deviations in the past for that purpose. <br /> <br />Loading Berth: The building addition will include four new loading bays and three <br />overhead garage door bays with loading berths that meet City Code. <br /> <br />Drainage and Grading: Drainage from the new building expansion will drain off the <br />roof in three directions. The area north of the building is a grassed area, which is quite <br />flat, however, water would eventually drain to the pavement at the end of McKinley <br />Street. As proposed, the runoff from the east side of the building could flow in a number <br />of directions; north down the drive to future McKinley Street; eastward onto the <br />remaining grassed area; and southward toward the existing catch basin on the south side <br />of the building. A swale is showed on the southeast comer of the property, which drains <br />to the regional detention pond. It is unclear whether water is intended to flow off the <br />southeast comer of the pavement and into the swale, or toward the existing catch basin. <br />Staff recommends that the drainage is routed to the existing catch basin, since snow <br />storage around the perimeter of the paved area will impede drainage during the winter <br />and spring months. Staff also recommends finishing the pavement east of the building <br />with B-612 concrete curbing, unless the applicant plans another building expansion to the <br />east. Finally, there may be a conflict with existing utilities in constructing the swale. <br />Staff recommends the applicant review this part of the proposal more closely to identify <br />potential conflicts with utilities that may exist. <br /> <br /> <br />
