We offer the following comments: <br /> <br />General: The plan proposes to construct a small accessory building on Connexus Energy's site <br />located at 14601 Ramsey Boulevard NW, Ramsey. The proposed building is 200 square feet in <br />size. <br /> <br />Zoning: The site is zoned BW Business Warehouse and the existing use is permitted in this <br />district. <br /> <br />Lot Coverage: The site area is 1,633,500 square feet (37.5 acres). The area of the existing <br />building is 185,000 square feet. The proposed building area of 200 square feet will total 185,200 <br />square feet. This would amount to 11% lot coverage, which is well within the 35% (571,725 <br />square feet) lot coverage restriction. <br /> <br />Utilities: The property is served by municipal services. The proposed addition does not require <br />services. <br /> <br />Setbacks: The City Code requires 60 feet from the road centerline in addition to the usual 40 feet <br />front yard setback. The proposed accessory building is approximately 128 feet from the road <br />centerline. <br /> <br />Screening: The site meets the screening requirements for the existing outside storage. The <br />addition of the accessory building does not require screening. Staff, however, suggests planting <br />3-4 new trees to screen the new building from view of Ramsey Boulevard NW. <br /> <br />Landscaping: Section 9.11.09 of City Code requires a minimum 20-foot wide landscaped area <br />along all streets. The site already does provide a 20 foot wide green space along Ramsey <br />Boulevard and Industry Avenue. The applicant proposes no landscaping. However, City Staff <br />recommends planting %4 coniferous trees between Ramsey Boulevard and the fence that run <br />adjacent to the proposed building site, in order to supplement the existing deciduous trees and <br />provide year-round screening of the accessory building. <br /> <br /> <br />
