PACT Charter School - Site Plan <br />September I2, 2003 <br />Page 3 of 8 <br /> <br />one (21 ) trees shall be planted along Ramsey Bird and Peridot St, with the remaining trees being <br />installed throughout the entire site. <br /> <br />The current landscaping plan shows a total of sixty-t,a,o (62) trees being installed on site. These <br />include twenty-three (23) trees .along Ramsey Bird and Peridot St which exceeds the public road <br />~¥ontage planting requirements. The landscaping plan also includes a total of 263 shrubs that will be <br />installed, which also exceeds the m/nimum required by Cit.,, Code. <br /> <br />Parkiny Sot £andscapiny <br />There are 152 parking stalls indicated on the site plan. This results in. the need for a minimum of <br />fifteen (15) additional overstory trees that should be planted within Or adjacent to the parking areas. <br />Ttxese plantings should occur in or adjacent to the two lots on the east and west ends of the site. The <br />planting area 2bt each of these trees shall be a minimum of 162 square feet. While parking lot <br />landscaping is not specifically identified on the plan, there are adequate plantings to around the lots <br />that will provide both shade and visually relief for the users of the lots. <br /> <br />General L%urnmarv <br />All species included in the species palette are considered to be either acceptable or prefe~ed as <br />outlined in the Ramsey Tree Book. However, the Concorde Barberry is a variety of a prohibited <br />species (Japanese Barberry) and thus should be replaced with another shrub type. All species appear to <br />meet the minimum size requirements stated in City. Code. <br /> <br />The total number of required trees, including both the site landscaping and parking lot landscaping (52 <br />and 15, respectively), is sixty-seven (67). There]tbre, an additional five (5) trees need to be <br />incorporated into the landscaping plan. Several options for the placement of these additional trees <br />would include the southern side of the building (near-the crabapples), northwest of the student garden <br />area, and possibly in or near the corners of the playground' (similar to the two trees in. the tot lot). <br /> <br />There are some discrepancies on the current plan r. hat will also need to be clarified. The species palette <br />indicates filiy-five (55) trees will be installed while the landscape data states that fifty-three trees are <br />being installed. Moreover, an actual count of the trees shown on the plan indicates that sixty-two trees <br />are going to be installed. <br /> <br />The same type of discrepancy exists with the shrub count. The species palette indicates 263 shrubs will <br />be installed while the landscape data states that 266 shrubs are being installed. However, an actual <br />Count of the shrubs shown on the plan totaled 306. In addition, the Compact Cranberry is included in <br />the species palette without a specified quantity. <br /> <br />Finally, the City would prefer not to have parking lots adjacent to the public roads. However, the <br />layout of the site [s such that this may be unavoidable. If so, consideration should be ~ven to installing <br />more shrubbery along both Peridot St and Ramsey Blvd. The shrubbery could be used as :'in-fill" <br />underneath the canopy of the trees and thus provide visual screening of the lots. Staff would like to <br />have additional discussion with you to explore possibilkies. <br /> <br />37 <br /> <br /> <br />
