In all subdivisions, all telephone, electric and gas service lines shall be <br />placed underground within dedicated public ways or recorded easements in <br />such manner as not to conflict with other underground services. All <br />underground installation of service lines within street right-of-wa2 <br />completed in a manner which will not disturb street surfacing. <br /> <br />Sul~d. 6. Easements <br /> <br />mo <br /> <br />All lots shall have a minimum of a 10 foot drainage and utility easement <br />adjacent to all road right of way and unplatted areas and 5 feet along all <br />common property lines being platted. Also greater easements may be <br />required to protect areas in accordance with the approved grading and utility <br />plans. Easements at least ten feet wide on front lines and 20 feet wide <br />centered on rear or side lot lines shall be provided for utilities where <br />necessary. Utility easements shall have continuity of alignment from block <br />to block and lot to lot. Easements may be required along lot lines to right- <br />of-ways so as to provide for street lighting. All underground utility service <br />lines, including water, drainage and sanitary sewer systems whic' ............ <br />private property, shall be installed within recorded easements. 9.50.30 <br /> <br />Subd. 7 Delineation and Encumbrance of Wetlands on all plats: <br /> <br />a. That the presence of any public or private drainage ditches shall be <br /> i identified on all plats and encumbered within a sixty-six foot wide drainage <br /> ~ and utility easement. <br /> <br />That the delineation of wetlands and encumbrance of wetlands with public <br />drainage and utility easements shall be required on all plats, except that any <br />lots proposed to be 10 acres or more in size that are located in plats that are <br />outside the boundaries of the Metropolitan Urban Service Area shall be <br />exempt from the wetland delineation and encumbrance requirement. This <br />exemption does not supercede the City's authority to require the <br />establishment of drainage easements, if necessary, over the proposed <br />method of conveying and disposing surface water drainage within and <br />beyond the limits of the plat to publicly owned or controlled drainage <br />facilities or storm sewers. This exemption also does not supercede Section <br />9.50.30 (Subdivision Design Standards), Subd. 6 (Easements) of the Ramsey <br />City Code which establishes that where a subdivision is traversed by a water <br />course, drainage way or stream, a drainage easement conforming <br />substantially with the lines of such water course shall be provided, together <br />with such further width or construction, or both, as shall be adequate for <br />storm water drainage of the area. <br /> <br />Subd. 8. <br /> <br />Lots <br /> <br />9.50 Subdivision R iegulations <br /> <br />9-29 <br /> <br />August 2003 Draft <br /> <br /> <br />
