Application to Re-subdivision. <br /> <br />In the event of a re-subdivision of a parcel for which park dedication <br />requirements have previously been met, no additional park dedication <br />requirements shall be imposed as a result of the re-subdivision <br />providing the overall density of development of the parcel remains the <br />same as the density allowed under the zoning in effect at the time of <br />the initial subdivision. <br /> <br />In the event that park dedication requirements were met through the <br />use of a fee per dwelling unit additional park dedic-~: ....,. _,,, ...... 4_ <br />for each new buildable lot created under re-subdivk, 9.50.30 <br /> <br />The park dedication fee shall be based on the specified contribution <br />per dwelling unit for residential properties resulting from the re- <br />subdivision. <br /> <br />Application to No Subdivision. A developer of a commercial, <br />industrial or residential development for which no subdivision of property is <br />required shall comply with the park dedication and trail development fee <br />requirements of this Chapter as if a subdivision were required prior to <br />receiving any building permit. <br /> <br />Sub~d. 11. <br /> <br />Flood Plain Requirements <br /> <br />ao <br /> <br />Review Criteria. No land shall be subdivided which is unsuitable for the <br />reason of flooding, inadequate drainage, water supply or sewage treatment <br />facilities. All lots within the flood plain districts shall contain a building site <br />at or above the Regulatory Flood Protection Elevation. All subdivisions <br />shall have water and sewage treatment facilities that comply with the <br />provisions of this Section and have road access both to the subdivision and <br />to the individual building sites no lower than two feet below the Regulatory <br />Flood Protection Elevation. For all subdivisions in the flood plain, the <br />Floodway and Flood Fringe boundaries, the Regulatory Flood Protection <br />Elevation and the required elevation of all access roads shall be clearly <br />labeled on all required subdivision drawings and subdividing documents. <br /> <br />Floodway/Flood Fringe Determinations in the General Flood Plain <br />District.
