Grading and drainage plans will be required at the time of site <br />plan review for the development of the lots. <br /> <br />o <br /> <br />Park Dedication. The Park Commission has recommended a cash payment to satisfy <br />park dedication requirements. <br /> <br />Pedestrian Transportation. The developer will be required to continue the <br />pedestrian/bicyclist path along the east side of T.H. #47 along the west boundary line of <br />Lot 1 only. The development agreement will require that the developer provide the City <br />with a 20 foot easement, in a separate, recordable document, to facilitate this path. <br /> <br />o <br /> <br />Stormwater Management Fee. The City has established a stormwater management <br />fund at a rate of $3,500 per acre for commercial plats. The fee does not apply to outlots. <br />The fee will be applied towards the storm sewer project proposed from Wetland 659W <br />which ultimately accepts the runoff from this parcel of land. <br /> <br />Drainage and Utility Easements. The drainage and utility easements shown on the <br />proposed final plat are acceptable to accommodate the on site drainage and sewer and <br />water utilities. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, January 13, 1998 at the Ramsey <br />Municipal Center, 15153 Nowthen Blvd. N.W. I suggest that you, or your representative, be <br />present at these meetings to answer any questions that may arise. A copy of the case cover sheet <br />and proposed development agreement is enclosed for your information.
