This PUD is
zoned for a combination of residential and commercial uses. The following items are
enclosed for your information:

a)
b)
c)
d)
e)

Site location map
Proposed site plan
City Staff review letter dated December 19,1997.
Draft Planning Commission meeting minutes dated January 6, 1998
Proposed development permit

Observations:

Jamie Sharp originally proposed to construct a 1,064 square foot commercial structure to
house his general contracting business, Cedar R/dge Homes. Jamie is a full servic6 general
contractor providing home construction, insulation, landscaping, carpeting and appliance
options to his clients. The site plan submitted for review noted two additional 'future'
garages'. At the time of the Planning Commission review of the site plan on January 6,
Mr. Sharp indicated that he would like this review and approval to include the two
buildings noted on the site plan as future garages. These garages are for additional
warehouse and vehicle/equipment parking space and he does intend to build them within
the next 12 months. The two additional garages would also be sided with vinyl siding and
have a roof pitch that is compatible the home and the principal business building on the
property. The Planning Commission raised concerns with the aesthetics of 3 separate
business buildings being constructed on the commercial portion of the property. After
some discussion with the applicant, the Planning Commission recommended Council
approval of the 1,064 square foot principal building and one additional warehouse/garage
structure not to ~ xceed 1,500 square feet in size. Mr. Sharp was also instructed to modify
his site plan accordingly and provide Staff with wall elevations of both buildings to verify
the use of vinyl siding and compatible roof pitches. Mr, Sharp did make some preliminary
modifications to the site plan to reflect one additional building at a maximum of 1,500
square feet and he increased the principal business building slightly from 1,064 to 1,120
square feet. He has provided elevations to verify the use of vinyl siding and a roof pitch
range of 5:12 to 12:12.
