This PUD is <br />zoned for a combination of residential and commercial uses. The following items are <br />enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed site plan <br />City Staff review letter dated December 19,1997. <br />Draft Planning Commission meeting minutes dated January 6, 1998 <br />Proposed development permit <br /> <br />Observations: <br /> <br />Jamie Sharp originally proposed to construct a 1,064 square foot commercial structure to <br />house his general contracting business, Cedar R/dge Homes. Jamie is a full servic6 general <br />contractor providing home construction, insulation, landscaping, carpeting and appliance <br />options to his clients. The site plan submitted for review noted two additional 'future' <br />garages'. At the time of the Planning Commission review of the site plan on January 6, <br />Mr. Sharp indicated that he would like this review and approval to include the two <br />buildings noted on the site plan as future garages. These garages are for additional <br />warehouse and vehicle/equipment parking space and he does intend to build them within <br />the next 12 months. The two additional garages would also be sided with vinyl siding and <br />have a roof pitch that is compatible the home and the principal business building on the <br />property. The Planning Commission raised concerns with the aesthetics of 3 separate <br />business buildings being constructed on the commercial portion of the property. After <br />some discussion with the applicant, the Planning Commission recommended Council <br />approval of the 1,064 square foot principal building and one additional warehouse/garage <br />structure not to ~ xceed 1,500 square feet in size. Mr. Sharp was also instructed to modify <br />his site plan accordingly and provide Staff with wall elevations of both buildings to verify <br />the use of vinyl siding and compatible roof pitches. Mr, Sharp did make some preliminary <br />modifications to the site plan to reflect one additional building at a maximum of 1,500 <br />square feet and he increased the principal business building slightly from 1,064 to 1,120 <br />square feet. He has provided elevations to verify the use of vinyl siding and a roof pitch <br />range of 5:12 to 12:12. <br /> <br /> <br />
