The business portion of Mr. Sharp's site proposal exceeds the 200 foot minimum setback <br />from the from property line. In accordance with the covenants, 3 rows of pine trees are <br />proposed to be planted to screen the commercial operation from the residential portion of' <br />the property and the public road. An asphalt driveway and maneuvering area will be <br />constructed to access the commercial buildings. <br /> <br />Lot coverage on the commercial portion of the property is restricted to 35%; the modified <br />site plan proposes a 4% building coverage. The principal building in which the office will <br />be housed is proposed to have a decorative cedar front. Accessory buildings are restricted <br />to 30% of the gross floor area of the principal building, unless otherwise approved by City <br />Council. As mentioned earlier, the principal office building will be a maximum of 1,120 <br />square feet in size and the garage/warehouse is being approved up to a size of 1,500 square <br />feet.
