Grain and Feed Addition <br /> <br />Dear David: <br /> <br />We are in receipt of your proposed final plat, entitled Anoka Ind. Grain And Feed Addition, to <br />subdivide your property on Hwy. #10. The plat was referred to as Petersen Addition at the time <br />of sketch plan review at the Planning Commission level. The final plat consists of one sheet <br />dated 2/9/98 prepared by Hakanson Anderson Associates, Inc. We offer the following <br />comments: <br /> <br />e <br /> <br />General. The plat was referred to as Petersen Addition at the time of sketch plan review <br />at the Planning Commission level. The surveyor determined that there is already a <br />Petersen Addition in Anoka County and thus the' name was changed to Anoka Ind. Grain <br />And Feed Addition. Ramsey's new City Administrator is on staff and the signature line <br />on the final plat should be modified from 'City Clerk, Linda Waite Smith' to 'City <br />Administrator, James E. Norman'. <br /> <br />Plat Size, Configuration and Zoning. The parcel is zoned B-3 Highway Business and <br />th.e plat is approximately 5.9 acres in size. The sketch plan reviwed by the Planning <br />Commission on February 3 referred to the plat as Petersen Addition and consisted of 2 <br />lots. However, subsequent to comments made by the Planning Commission and City <br />Staff at that meeting regarding the loss of non-conformity fights for multiple principal <br />uses on the property, the final plat has been revised to create a third lot so that re-use of <br />the abandoned restaurant building will not be in violation of any zoning regulations. <br /> <br />Lot Sizes and Dimensions. All 3 lots meet the 1/2 acre minimum lot size in the B-3 <br />Highway Business District. All 3 lots also meet the minimum 100 foot lot width and 150 <br />foot lot depth requirements. The alignment of the subdivision lines are such that existing <br />buildings will meet the side yard setback requirement from the new common property <br />lines. <br /> <br />Sewer and Water Service. Ail of the buildings on the subject property are serviced by <br />one oversized septic system and one well located on what will be platted as Lot 1. The <br /> <br />III <br /> <br /> <br />
