CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF APPLE RIDGE; <br />CASE OF GOOD VALUE HOMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />The City has received a request from Good Value Homes (dba Oakwood Land Development, <br />Inc.) for final plat approval of Apple Ridge. The property is located west of T.H. #47 at about <br />157th and 158th. The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />t) <br />g) <br /> <br />Site location map <br />Approved preliminary plat <br />Proposed £mal plat and phasing plan <br />Modified Tree Preservation Plan <br />City Staff Review Letter dated February 19, 1998 <br />Proposed resolution for f'mal plat approval <br />Proposed development agreements (development of plat & installation of sewer <br />and water trunk in the public right-of-way) <br /> <br />Observations: <br /> <br />The property was rezoned to R-1 Urban Residential on June 10, 1997. The preliminary plat for <br />Apple Ridge approved on June 24, 1997 consisted of approximately 58 acres proposed to be <br />developed into 127 single family lots served by sanitary sewer and municipal water. The <br />Developer has submitted a 5-phase plan for development of the property and the final plat <br />received for approval is for the first 34 lots. <br /> <br />Access to these first 34 lots will be fi.om T.H. #47, which is intended to be in place until <br />north/south streets within the plat are extended outside the plat to funnel traffic north to 160th or <br />south to' 156th. Outlots B and C will be retained by the Developer and are intended to preserve <br />right-of-way to aid in the resolution of any future access issues at T.H. #47, if it becomes <br />necessary. Development of this phase of the plat will require construction of a deceleration/by- <br />pass lane on T.H. #47. <br /> <br />Ail of the lots exceed the 10,800 square foot minimum area requirement and with one slight <br />modification to the configuration of Lot 5, Block 1, all are in conformance with the approved <br />preliminary plat. The standard drainage and utility easements have been provided around the <br />perimeter of the lots. <br /> <br />On February 13, 1997, the Park Commission recommended that park dedication consist of a cash <br />payment which will potentially be utilized to acquire property in the area for a <br />neighborhood/community park <br /> <br /> <br />
