We offer the following comments: <br /> <br />General: The preliminary plat approved on June 24, 1997 consisted of approximately <br />approximately 58 acres to be developed with municipal water and sanitary sewer and <br />subdivided into 127 single family lots. The proposed final plat is for the first 34 lots. A 5- <br />phase plan has been provided for the record. An extension to the preliminary plat approval <br />will be required for any phases proposed to be final platted after June 24, 1998. <br /> <br />2. Zoning: The property was rezoned from R-1 Rural Residential to R-I Urban Residential on <br /> June 10, 1997. <br /> <br />Lots Sizes and Dimension~: All of the lots exceed the minimum lot area and dimensional <br />requirements in the R-1 Urban Residential and conform to that which was approved on the <br />preliminary plat. <br /> <br />Access To Plat: The plat is proposed to be served by a temporary access onto T.H. #47. The <br />sight distance along T.H. #47 is relatively good at this proposed access point and in <br />accordance with the recommendations of Mn/DOT, the Development Agreement will require <br />construction of an acceleration/by-pass lane. This access would be in place until either the <br />stub streets on the north and south plat boundaries are developed as through streets to 156th <br />and 160th to funnel traffic to 156th or 160th. Outlots B and C as proposed on the final plat <br />will be retained by the Developer and are intended to preserve right-of-way to aid in <br />resolution of any future access issues relating to T.H. #47, should it become necessary. <br />Subsequent phases of Apple Ridge will include further extension of 157th Avenue and 158th <br />Avenue to the west to provide access to C.S.A.H.//5. <br /> <br /> <br />
