Final Plat Review: Apple Ridge <br />February 19, 1998 <br />Page 2 of 3 <br /> <br />o <br /> <br />~treets: The streets are proposed to be developed to City standards and none of the cul-de- <br />sacs exceed the 600 foot maximum length restriction. Going east to west, the north/south <br />streets should be named Iodine Court N.W., Junkite Street N.W., and Krypton Street N.W. <br />The east/west streets are appropriately named 158th Avenue N.W. and 157th Avenue N.W. <br /> <br />6. Drainage Easements: The standard drainage and utility easements have been provided <br /> around the perimeter of each of the lots. <br /> <br />.Tree Preservation: A Tree Preservation Plan was submitted at the time of preliminary plat <br />approval. The plan reflected a high concentration of trees in the center of the plat and extra <br />deep lots were platted in an effort to save trees. However, it was noted that the house pads on <br />some of the lots were set further back on the lots thus causing the removal of more trees than <br />necessary. A modified, signed and dated tree preservation plan has been provided to the <br />City. The last revision date noted on the plan is 3-18-98; it is assumed that this was intended <br />to be 2-18-98 and a corrected copy should be provided to the City, along with an 11" x 17" <br />reduction. <br /> <br />~r_a.~: Modification to the house pad locations, specifically on Lots 5 through 8 of <br />Block 4, in accordance with corrections to the Tree Preservation Plan will have to also be <br />incorporated onto the Grading Plan. A modified and dated grading plan has been provided to <br />the City. <br /> <br />Stormwater Management Fee: The City has enacted a stormwater management fee at a <br />rate of $350.00 per residential lot. In the case of Apple Ridge, the stormwater management <br />fee will be utilized to help construct an outlet for Wetland #733W into which the subdivision <br />drains. Payment of this fee would be required prior to release of the plat for recording at the <br />County. <br /> <br />10. <br /> <br />Park Trail Development Fee: The City has also enacted a trail development fee at a rate of <br />$I00.00 per lot. Payment of this fee would be required prior to release of the plat for <br />recording at the County. <br /> <br />11. Park Dedication: The Park Commission met on February 13, 1997 and the overall <br /> consensus was fi:at park dedication for Apple Ridge should be satisfied with a cash payment. <br /> <br />The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, February 24, 1998 at the <br />Ramsey Municipal Center to consider your request for final plat approval of Apple Ridge. A <br />copy of the case cover sheet and proposed development agreement is enclosed for your <br />information. I suggest that you, or your representative, be present at the meeting to answer any <br />questions that may arise. <br /> <br /> <br />
