It will also be our intent to determine <br />the Metropolitan Council's likely response in the event there is a significant reduction in density <br />within MUSA. <br /> <br />Preparation of the draft report with findings. This will be a written and graphic report, which <br />illustrates the baseline conditions and the probable affects of the Charter Amendments. <br /> <br />Review of the draft report with the Pla.nning Commission and City Council (two,joint-meetings <br />estimated). <br /> <br />9. Preparation of the final graphic and written report, <br /> <br />10. Meetings with the team up to seven (7) times as follows: <br /> <br />,, Initial meeting on October 30. 1997 (already billed) <br />· Meeting with City and Metropolitan Council on December 15, I997 (already billed) <br /> Meeting with Team on February 6. 1998 <br />· Review of the vacant land inventory/discuss interpretation of Charter Amendments <br />· Review impacts, if any <br />· Review draft report findings <br />· Seventh meetingas needed <br /> <br />11. <br /> <br />The provision of guidance or the drafting of an ordinance which would create consistency <br />between the Charter Amendments and the zoning ordinance (optional service). If it can be <br />demonstrated that the best approach is to incorporate the Charter Amendments into the City's <br />zoning ordinance, the Consultant will provide professional assistance in drafting such regalations <br />(optional). <br /> <br />For services outlined in paragraphs l through 10, IqKGi will bill the City of Ramsey on an hourly plus <br />expenses basis an amount in the range of Twelve Thou.rand Five Hundred to Sevctlteen Thousand Five <br />Hundred Dollars ($12,500 to $t7,500) (hourly rate schedule attached). The masons for the fee range is <br />that there are meetings that the City may not elect to have HKGi participate in. The number of parcels <br />that will need to be evaluated will also be a factor in how much fee will be required.
