Recommendation <br /> <br />Several scenarios addressing rural densities could result from the Comprehensive Plan. One <br />scenario could be consistent with current zoning and regional growth policies. Under this <br />scenario, Mr. Gobernatz would need a variance from a minmum lot size of 10 acres to 2.5 acres. <br />Another possible scenario could allow smaller lot sizes (dependant on suitable soils for private <br />septic system) and higher densities ranging form one unit per two to five acres in the rural area. <br />If this scenario was to be the scenario of choice, the applicant would most likely not need a <br />variance to split off two 2.5-acre lots from Lot 3 Gobernatz Addition. <br /> <br />If the findings to grant a variance from the minimum lot size of 10 acres can be supported, we <br />see no adverse impacts on the Comprehensive Plan process that would result from excepting this <br />parcel from the moratorium, <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I' <br />I <br />I <br />I <br />I <br />! <br />I <br />I <br />I' <br />I <br />I <br />I <br />I <br /> <br /> <br />
