N.W. across the north boundary of this plat, then the County will construct, at their cost, that <br />segment of Pdvcrdalc DHvc for the City if the County does not exercise its option to purchase the <br />additional right-of-way necessary for a crossing within the established 20 year time frame. <br /> <br />The standard 10 foot utility easements are provided around the perimeter of the plat. Dralr/age <br />easements have also been provided to accommodate on-site ponding areas identified in the site <br />plan for the development of the lot. The plat is subject to the stormwater management fee and a <br />50% credited will be given for on-site ponding. <br /> <br />The Park Commission reviewed the plat on March 12 and recommended a cash contribution to <br />saqsfy park dedication requirements. Park dedication is calculated on the gross area of the plat. <br />T ~,e County has identified additional area within the plat that may be necessary to accommodate <br />a future bridge crossing in the area, and they have requested being provided with a 20 year <br />purchase option for that additional property.
