Mr. Huseby's driveway need not be pa~ed. <br />In addition, City Staff will initiate action to vacate the Traprock Street easement and the <br />land area will be deeded to the County. The County in turn will grant the owner of Lot 1 <br />in The Diamonds an easement for access purposes across their property (the former <br />Traprock easem(nt) until such time as Lot 1 can derive access fi:om the fi:ontage road, <br />Riverdale Drive. <br /> <br />The recommendation for Riverdale Drive is the same as it was at the time of sketch plan <br />review. Accordingly, the 80 foot right-of-way necessary for the extension of Riverdale <br />through the property has been provided in the form of an ouflot. The development <br />agreement will require deeding the Outiot to the City either on the plat or ia a separate, <br />reeordable document. The final plat, as drafted, does not dedicate the Ouflot to the <br />public, therefore it must be transferred to the City by a separate deed. <br /> <br />Stormwater Management Fee. T~e Plat is subject to the stormwater management fee. <br />The City Engineer has authorized a 50% credit on the stormwater management fees due <br />for on-site ponding proposed to be provided on Lot 1. <br /> <br />5 <br /> <br />Park Dedication: The Park Commission reviewed the Plat on March 12 and <br />recommended a cash payment to satisfy park dedication requirements. Park dedication is <br />calculated on the gross area of the plat. The Developer is giving the County a purchase <br />option on additional property that may be necessary to facilitate a future bridge crossing <br />in the area. The City will be excepting that area described in the purchase option from <br />the gross area of the plat fOr park dedication calculation purposes. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, March 24, 1998 at the Ramsey <br />Municipal Center, 15153 Nowthen Blvd. N.W., to consider your request for final plat approval of <br />The Diamonds. You, or your representative, should be present at the meeting to answer any <br />questions that may arise.
