We offer the following comments: <br /> <br />General: The preliminary plat approved on June 24, I997 consisted of approximately 58 <br />acres to be developed with municipal water and sanitary sewer and subdivided into 127 <br />single family lots. The proposed final plat is the 3rd of 5 phases and consists of 24 lots; 34 <br />were final platted in the 1st phase, 17 in the 2nd phase, for a total of 75 to date. <br /> <br />Zoning: The property was rezoned from R-1 Rural Residential to R-1 Urban Residential on <br />June 10, 1997. <br /> <br />Lots Sizes and Dimensions: All of the lots exceed the minimum lot area and dimensional <br />requirements in the R-1 Urban Residential and conform to that which was approved on the <br />preliminary plat. <br /> <br />Access To Pla~: Like the first and second phases, this phase of Apple Ridge wilt also be <br />served by the temporary access onto T.H. #47. This access will be in place until either the <br />stub streets on the north and south plat boundaries are developed as through streets to 156th <br />and 160th to funnel traffic to 156th or 160th. Subsequent phases of Apple Ridge will include <br />further extensions of 157th Lane, 158th Avenue and 158th Lane to the west to provide access <br />to C.S.A.H. #5. <br /> <br />Streets: The lots are proposed to be served by the westerly extensions of 158th Avenue <br />N.W. and 158th Lane and the northerly extension of Neon Street N.W. <br /> <br />D~:ainage Easements: The standard drainage and utility easements have been provided <br />around the perimeter of each of the lots. A larger easement may be required around the lift <br />station.
