The drainage and utility easement shown on Lots 3 and 4 of Block 3 <br />are not consistent with the engineering plans. These easements should be enlarged to be <br />consistent with the engineering plans. <br /> <br />The easements between Lots 1, 2, 9 and 10 of Block 2 are also not consistent with the <br />engineering plans. A 20 foot easement should be dedicated between Lots 1 and 2 of Block 1 <br />to accommodate watermain looping between Neon and Osmium Streets. <br /> <br />Stormwater Management Fee: The City has enacted a stormwater management fee at a <br />rate of $350.00 per residential lot. In the case of Apple Ridge, the stormwater management <br />fee will be utilized to help construct an outlet for Wetland #733W into which the subdivision <br />drains. Payment of this fee would be required prior to release of the plat for recording at the <br />County. <br /> <br />Park Trail Development Fee: The City has also enacted a trail development fee at a rate of <br />$100.00 per lot. Payment of this fee would be required prior to release of the plat for <br />recording at the County. <br /> <br />Park Dedication: Park dedication shall be satisfied with a cash contribution per the <br />recommendation of the Park Commission on February 13, 1997. <br /> <br />The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, May 12, 1998 at the Ramsey <br />Municipal Center to consider your request for final plat approval of Apple Ridge 3rd Addition. <br />A copy of the case cover sheet and proposed development agreement is enclosed for your <br />information.
