Spring Lake Park, Mn 55432 Re: Final Plat Review; Apple Ridge 4th Addition Dear John: We have received the proposed final plat for Apple Ridge 4th Addition wh/ch consists of two (2) sheets prepared by Passe Engineering. We offer the following comments: General: The preliminary plat approved on June 24, 1997 consisted of approximately 58 acres to be developed with municipal water and sanitary sewer and subdivided into 127 single family lots. The proposed final plat is the 4th of 5 phases and consists of 21 lots; 34 were final platted in the i st phase, 17 in the 2nd phase, and 25 in the 3rd phase, for a total of 96 to date. 2. ~: The property was rezoned from R-1 Rural Residential to R-1 Urban Residential on June 10, 1997. Lots Sizes and Dimensions: All of the lots exceed the minimum lot area and dimensional requirements in the R-1 Urban Residential and conform to that which was approved on the preliminary plat. Access To Plat: Like the first and second phases, this phase of Apple Ridge will also be served by the temporary access onto T.H. #47. This access will be in place until either the stub streets on the north and south plat boundaries are developed as through streets to 156th and 160th to funnel traffic to 156th or 160th. Subsequent phases of Apple Ridge will include further extensions of 157th Lane, 158th Avenue and 158th Lane to the west to provide access to C.S.A.H. #5. Streets: The lots are proposed to be served by the westerly extensions of 157th Avenue N~W., which should be changed to 157th Lane N.W., and the northerly extension of Osmium Street N.W. }GO I I I I I I I I I I I' I I I I I
