I I I Final Plat Review: May 6, 1998 Page 2 of 3 Apple Ridge 4th Addition Drainage Easements: The standard drainage arikl utility easements have been provided around the perimeter of each of the lots. The drainage easement between Lots 6 and 7 of Block 2 from the street should be widened to a total of 20 feet to provide access to the storm pipe and the sedimentation pond for cleaning. Also, the drainage and utility easement on Lots 5 through 11 of Block 2 is not consistent with the engineering plans. These easements should be consistent with the engineering plans. Stormwater Management Fee: The City has enacted a stormwater management fee at a rate of $350.00 per residential lot. In the case of Apple Ridge, the stormwater management fee will be utilized to help construct an outlet for Wetland #733W into which the subdivision drains. Payment of this fee would be required prior to release of the plat for recording at the County. Park Trail Development F¢¢: The City has also enacted a trail development fee at a rate of $100.00 per lot. Payment of this fee would be required prior to release of the plat for recording at the County. 9. Park Dedication: Park dedication shall be satisfied with a cash contribution per the recommendation oft he Park Commission on February 13, 1997. The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, May 12, 1998 at the Ramsey Municipal Cater to consider your request for final plat approval of Apple Ridge 4th Addition. A copy of the ease cover sheet and proposed development agreement is enclosed for your information. I suggest that you, or your representative, be present at the meeting to answer any questions that may arise.
