CASE <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED THE TOTAL <br />ACCESSORY STRUCTURE SPACE AND THE MAXIMUM SINGLE ACCESSORY <br />STRUCTURE SIZE RESTRICTIONS; CASE OF KEVIN AND MARY GROOTHOSEN <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On April 21, 1998, the City received an application from Kevin and Mary Groothosen for a <br />conditional use permit to exceed the total accessory structure/garage space allowed and the <br />maximum single accessory structure size restrictions on their property at 14915 Puma Street <br />N.W. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan and building elevatiOns <br />Draft Planning Commission meeting minutes dated May 5,1 998 <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Notification: <br /> <br />In accordance with State Statutes, property owners within 350 feet of the subject property were <br />notified of the public hearing. <br /> <br />Observations: <br /> <br />The subject property is 3 acres in size and is restricted to a total of 2,464 square feet of garage <br />and accessory building space. When the Crroothosen's moved onto the property, they expanded <br />the garage attached to the home from 364 square feet to 572 square feet. There also existed a <br />1,200 square foot Quonset storage building and a 1,800 square foot pole bullding. The pole <br />building burned down in January of 1997 and the Quonset building is in a blighted condition. <br />The Groothosen's have submitted a proposal to remove the blighted Quonset hut and replace the <br />accessory building space they lose in that demolition, along with the fire of 1997, with a brand <br />new building that is 180 square feet less than the total of the two previous buildings. <br /> <br />Even with the reduction in non-conforming accessory building space, the proposal still exceeds <br />the total space allowed by 928 square feet and the maximum size of any one building by 1,220 <br />square feet. <br /> <br /> <br />
