CASE REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED THE TOTAL ACCESSORY STRUCTURE SPACE AND THE MAXIMUM SINGLE ACCESSORY STRUCTURE SIZE RESTRICTIONS; CASE OF KEVIN AND MARY GROOTHOSEN By: Zoning Administrator Sylvia Frolik Background: On April 21, 1998, the City received an application from Kevin and Mary Groothosen for a conditional use permit to exceed the total accessory structure/garage space allowed and the maximum single accessory structure size restrictions on their property at 14915 Puma Street N.W. The following items are enclosed for your information: a) b) c) d) e) Site location map Site plan and building elevatiOns Draft Planning Commission meeting minutes dated May 5,1 998 Proposed findings of fact Proposed conditional use permit Notification: In accordance with State Statutes, property owners within 350 feet of the subject property were notified of the public hearing. Observations: The subject property is 3 acres in size and is restricted to a total of 2,464 square feet of garage and accessory building space. When the Crroothosen's moved onto the property, they expanded the garage attached to the home from 364 square feet to 572 square feet. There also existed a 1,200 square foot Quonset storage building and a 1,800 square foot pole bullding. The pole building burned down in January of 1997 and the Quonset building is in a blighted condition. The Groothosen's have submitted a proposal to remove the blighted Quonset hut and replace the accessory building space they lose in that demolition, along with the fire of 1997, with a brand new building that is 180 square feet less than the total of the two previous buildings. Even with the reduction in non-conforming accessory building space, the proposal still exceeds the total space allowed by 928 square feet and the maximum size of any one building by 1,220 square feet.
