As you will note in the site plan and building elevations, the Groothosen's are proposing a <br />building that measures 35' x 60' with a 10' overhang on two sides, or 55' x 60'. This calculates <br />to a square footage of 3,300 square feet, but Staff has drafted the findings of fact and proposed <br />conditional use permit to reference a 2,820 square foot building. The Building Department has <br />established a policy wherein any additional storage area gained from roofline extensions in <br />excess of 8' are calculated as part of the building size.: Therefore, in the Groothosen's case, we <br />credited their 55' x 60' size by 8', for a net size of 47' x 60'. <br /> <br />Mr. Groothosen is a self-employed contractor and in accordance with Section 9.11.10 of the <br />Ramsey City Code, is attempting to store his commercial equipment and vehicles indoors. The <br />conditional use permit has been drafted to emphasize that Mr. Groothosen may park and store his <br />commercial vehicles and equipment at his home, but that does not give him the right to conduct <br />commercial activity in the building. <br /> <br />The City has approved overages in accessory buildings in the past. <br /> <br />The Planning Commission conducted a public hearing on May 5, 1998 and there were no verbal <br />or written comments submitted. <br /> <br />Recommendation: <br /> <br />The Planning Commission recommended approval of the request based on the fact that the use <br />eliminates a blighted condition and provides a way to come into compliance with City Code <br />regarding the parking and storing of commercial vehicles and equipment in the Residential <br />District. <br /> <br /> #9g-05-\~, adopting Findings of Fact #!~relating to Kevin and MaO' <br />Adopt Resolution ' ' <br />Groothosen's request £or a conditional use permit. <br />-and- '~~L ~)z <br />Motion to: .~x,~: ~ <br /> / <br />Approve/deny Kevin and Mary Groothosen's request for a co~itionaI use permit for an overage <br />in accessory building space and single accessory structure sxi~4_!i~its at 14915 PtLma Street N.W., <br />based on the findings of fact, and adopt Resolution #98-05-~.]___~'declaring terms of same. <br /> <br />Review Checklist: <br />City Administrator <br />City Attorney <br /> <br />CC: 05/26/98 <br /> <br /> <br />
