In accordance with City Code all driveways, off-street parking and maneuvering areas are <br />proposed to be surfaced with concrete and finished with B-612 concrete curbing. Code requires <br />a minimum of 40 parking spaces for the facility; 41 are proposed. <br /> <br />The parking lot lighting fixtures proposed are in compliance with City Code. If exterior lighting <br />is proposed on the building, the specs and diagrams ar~ also subject to the approval of the City. <br /> <br />A modification to the Landscape Plan, in the form of additional tree plantings, has been <br />requested by City Staff. The abutting properties are also zoned commercial and therefore no <br />'screening of the commercial use is required. <br /> <br />The developer will be responsible for construction of a trail link adjacent to the site and parallel <br />to T.H. ~47. <br /> <br />The City Engineer has determined that the Grading and Drainage Plan is acceptable. <br /> <br />The Planning Commission reviewed the site plan on May 5, I998. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staffrecommend site plan approval. <br /> <br />Council Action: <br /> <br />Motion to: <br />Approve the site plan proposal for a Bill's Superette in Rademacher Addition contingent upon <br />compliance with the City Staff review letter dated May 1, 1998 and entering into a development <br />agreement with the City. <br /> <br />Review Checklist: <br />City Administrator <br />City Engineer <br />Comm.
