We are also in receipt of the Grading, Drainage and Erosion Control, Utility, and <br />Sanitary Sewer and Watermain Construction Plans consisting of four (4) sheets, prepared by <br />Hakanson Anderson Associates dated March 4, 1998. We offer the following comments: <br /> <br />General: The site plan proposes to develop a 8,000 square foot convenience store with gas <br />pumps, and 2,160 square foot car wash on Lot 1, Block 1, Rademacher Addition. The site is <br />located in the southeast comer of the intersection of State Trunk Highway No. 47 (TH47) and <br />153rd Avenue NW. <br /> <br />Zoning: The site is zoned B-2 Business. The City Code permits convenience grocery and/or <br />food operations, which may include convenience gas sales (no vehicle service or repair). The <br />enclosed area devoted to convenience/deli food activity shall not exceed 20% of the gross floor <br />area. <br /> <br />Lot Coverage: The site is 142,622 square feet in size. Lot coverage is restricted to 35% or <br />49,917 square feet. The proposed size of the principal building and car wash together is 10,160 <br />square feet, which equates to a lot coverage of approximately 7.1%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 30% of the gross floor space of the <br />principal use. The size of the proposed car wash building is 27% of the principal building floor <br />space. <br /> <br /> <br />
