It is necessary that the curb cuts at the bituminous path are constructed to <br />handicap standards. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one (1) parking space for every 200 <br />square feet of retail space. In this case, the number of parking spaces required would be 40. The <br />site plan identifies 41 off-street parking spaces with two of those designated for handicap <br />parking. <br /> <br />Lighting: The site plan submittal is deficient of exterior lighting locations, specifications, and <br />fixture diagrams. <br /> <br />Drainage and Grading: A grading and drainage plan dated March 4, 1998, by Peter Raatikka <br />has been submitted. Sheets 1 and 2 of 4 of the plans have been reviewed and are acceptable. <br />The drainage system is comprised of a network of pipes ranging from 12 to 24 inches which <br />convey mn-off from the facility from west to east, discharging into an existing sedimentation <br />basin located in the northeastern comer of the Willow Ridge subdivision. The basin outlets <br />through a series of wetlands and basins eventually into the Rum River. <br /> <br />Access: The site plan proposes three accesses to 153rd Avenue NW and one access to TH47. <br />The acc ..ss from State TH47 is 220 feet from the 153rd Avenue NW intersection. It is designed <br />to be an entrance only for traffic in the northbound lane of TH47, and in accordance with <br />previous recommendations from Mn/DOT, it will be closed when the intersection of 153rd and <br />47 is signalized. The access to 153rd Avenue NW that is nearest the intersection of 153rd <br />Avenue NW and TH47 is approximately 100 feet from the intersection and is designed to be an <br />entrance only for traffic in the east bound lane of 153rd Avenue NW. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, May 5, 1998, at the Ramsey <br />Municipal Center, 15153 Nowthen Boulevard NW, to review the proposed site plan. You or <br />your representative may wish to be present to answer any questions that may arise.
