We <br />offer the following comments: <br /> <br />.General: The proposed plat is a minor subdivision that proposes to create two new 2.5 <br />acre lots from your 35 acre homestead. On March 24,1998, the City Council exempted <br />the subject property from the subdivision and rezoning moratorium. <br /> <br />Zoning: The property is zoned R-1 Rural Residential and is located in the Rural Service <br />Area. A minor plat of 3 lots in 35 acres is in compliance with the 4 units in 40 acres <br />density restriction. Subdivisions in the Rural Service Area are not required to submit a <br />resubdivision plan to reflect ultimate resubdivision plans when sewer and water are <br />available. The Development Agreement will have to restrict any further resubdivision of <br />Gobernatz 2nd Addition until such time as 4 in 40 density zoning is reduced or repealed, <br />or city sewer and water is available to the property. <br /> <br />o <br /> <br />Lot Sizes: The current minimum lot size in the Rural Service Area is 10 acres; the two <br />new lots are proposed to be 2.5 acres in size and the homestead will be approximately 30 <br />acres in size. A variance to the 10 adre requirement for the two new lots created was <br />granted by the City of Ramsey Board of Adjustment on May 5, 1998. <br /> <br />4. Lot Dimensions: All 3 of the lots have at least 200 feet of frontage on a public road. <br /> <br />Wetlands; In keeping with past policy, all wetlands on the property should be identified <br />and designated as drainage and utility easements on the final plat. <br /> <br />Utilities: This plat is in the rural district and all lots will be served by on-site sewer and <br />water. <br /> <br /> <br />
