Final Plat Review: Gobernatz 2nd Addition <br />June 3, 1998 <br />Page 2 of 2 <br /> <br />Drainage; The standard drainage and utility 6asements have been provided around the <br />perimeter of each of the lots. Currently, drainage in the area drains from the south side of <br />177th Avenue N.W., north into a landlocked basin. At some point in the future, <br />development will require that the water be redirected towards Trott Brook because it has <br />an outlet. For that reason, either the d. rainage pattern should be modified as part of the <br />development agreement, or the City should collect the stormwater management fee to <br />help defray the cost of that future work. <br /> <br />Access to ~ The two new lots created will receive public access from 177th Avenue <br />N.W. The existing homestead has public access to St. Francis Blvd. N.W. In keeping <br />with past policy, fight of access adjacent to T.H. #47, with the exception of the existing <br />driveway, should be dedicated to the State on the plat <br /> <br />Park Dedication;. In minor subdivisions, the City requires park dedication for each new <br />lot created and the existing homestead is exempted. The plat will be reviewed by the <br />Park Commission at their regular meeting on Thursday, June 11 at 6:00 p.m. at Central <br />Park. <br /> <br />10. <br /> <br />_S.tormwater Managemenl~ Fee; The City has enacted a Stormwater Management Fee at <br />a rate of $358.00 per unit; the existing homestead would be exempted in this case. The <br />fees would be used to defray the future costs to redirect drainage towards Trott Brook. <br /> <br />11. <br /> <br />park Trail Development Fee, The City has also enacted a trail fee at a rate of $I00 per <br />residential unit created. As with the-stormwater fee, the existing homestead will be <br />exempt from this fee. <br /> <br />The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, June 9, 1998, to consider <br />your request for final plat approval. It is important that you, or your representative, be present to <br />answer any questions that may arise. A copy of the case cover sheet and proposed development <br />agreement are enclosed for your information.
