The development includes a 6,532 square foot building for offices
and maintenance bays (6,756 square feet including the upper level office space) and an
outdoor paved display area for the r.v. units. The facility is not in the Metropolitan Urban
Service Area and will be served by an on-site well and septic system.

The proposed development is in compliance with City Code with respect to lot coverage;
setbacks; architectural standards; paved driveway, display area and customer parking; and
number of off-street parking spaces. The two feature display pads at the northeast and
northwest comers of the site are proposed to be surfaced with decorative paving blocks.
In accordance with City Code, the applicant is proposing to install B-612 concrete
curbing around the perimeter of all bituminous pavement, except along the east property
line. The applicant indicates an intention to expand the facility onto the adjacent lot
within 5 years and prefers not to make an investment in concrete curbing that will have to
be demolished within 5 years to facilitate the expansion.

tqT-
