The waste enclosure in the southwest cort3, er of the site encroaches on the drainage and <br />utility easement. It is recommended that the site plan be modified to relocate the <br />enclosure outside of the easement, even if it means the loss of a parking space on the <br />south property line. <br /> :. <br /> <br />Staff is recommending that the landscape plan be modified to include some deciduous <br />trees along the north property line. <br /> <br />A grading and drainage plan has been received and reviewed by the City Engineer. The <br />slope on the 12 inch outlet pipe to the catch basin in Riverdale should be flattened to <br />0.5% inorder to reduce the rate at which stormwater is conveyed to the public storm <br />sewer system. <br /> <br />Recommendation: <br /> <br />The Planning Commission recommends site plan approval with a temporary bituminous <br />curb along the east property line and contingent upon compliance with the City Staff <br />review letter which wilt include relocating the waste enclosure, adding trees to the north <br />property line, and providing an acceptable lighting plan.
