We are also in receipt of Elevations <br />consisting of two (2) sheets, also dated May 18, 1998, drawn by Design Resources <br />Group; and Drainage Calculations, dated May 15, 1998, prepared by William Moonen of <br />John Oliver & Associates, Inc. We offer the following comments: <br /> <br />General: The Plans propose the development of a full service RV center (sales and <br />maintenance) on Lot 4, Block 1, Alpaca Estates 4th Addition and includes a 6,532 square <br />foot building (1,728 square feet sales/office, 4,804 square feet service). There is also a <br />224 square foot upper level office area that brings the gross square footage of the building <br />interior to 6,756 square feet and the office area to 1,952 square feet. <br /> <br />Zoning: The site is zoned B-3 Highway Business for which recreational vehicle sales <br />and maintenance is a permitted use. <br /> <br />Lot Coverage: The site area is 52,123 square feet and lot coverage is restricted to 35% <br />or 18,243 square feet. The'building footprint is proposed to be 6,532 square feet in size, <br />which is approximately 12.5% lot coverage. <br /> <br />Utilities: The property is outside the Metroplitan Urban Service Area (MUSA). The <br />facility will be served by on-site sewer and-well. <br /> <br />Setbacks: The building meets the 35 foot setback from State Highway ~0 and Riverdale <br />Drive, and the 10 foot side yard setback. In accordance with City Code, no use or activity <br />will occur within the first 17.5 feet of the 35 foot setback requirement from State <br />Highway 10. <br /> <br />Screening: No screening is required as the site is surrounded by commercial zoning. <br /> <br /> <br />
