Holiday RV Review Letter <br />Page 2 of 3 <br />May 28, 1998 <br /> <br />Landscaping: Section 9.11.09 of City Code requires a 20 foot wide landscaped area <br />along all streets. The site plan proposes a 20 foot wide green space along Riverdale <br />Drive and State Highway 10. The landscape plan proposes to establish nine (9) trees and <br />thirty-one (31) shrubs along the north end of the t~arking lot and building, and along the <br />south property line. The Parks Supervisor is reviewing the site to determine if existing <br />tree canopy should be preserved to supplement the proposed plantings. These comments <br />will be forwarded to Holiday RV as soon as they are available. <br /> <br />Architectural Standards: City Code restricts structure heights to 35 feet and exterior <br />wall finishes must be brick, natural stone or precast concrete, or fabricated panels of these <br />materials. The Elevations provided indicate that the building will be 26-1/2 feet in height <br />and the building exterior will be faced with textured concrete block. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall be <br />stored within a completely screened structure or container. In accordance with City <br />Code, the site plan identifies a fenced waste container enclosure constructed of vertical <br />redwood slats. However, the site plan proposes the waste enclosure be located within the <br />I0 foot drainage and utility easement. Staff recommends the enclosure be moved <br />easterly, out of the 10 foot easement, even if it requires the loss of a parking space on the <br />south property tine. <br /> <br />Off-Street Parking - Design: City Code requires all driveways, off-street parking areas, <br />maneuvering areas and display areas to be paved with concrete or bituminous and <br />finished with B-612 concrete curbing. The site plan identifies parking areas and <br />maneuvering areas will be of asphalt surface, but the plan does not clearly show that the <br />two (2) comer RV Display pads will also be of bituminous pavement or concrete surface. <br />The site plan does not clearly indicate that the curbing will be B-612 curbing. The <br />proposed site plan is also deficient of B-612 curbing on the east property line. The site <br />plan should be modified accordingly. The plan also indicates 10 unstripped, RV <br />magazine parking spaces in front of the service bays. This design may cause <br />maneuvering difficulties. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 customer parking space <br />for every 10 vehicles on display; 3 RV sized spaces for each RV maintenance bay; and 1 <br />space for each full-time employee. The site plan identifies RV display areas for 20 units. <br />This would require 2 off-street parking spaces. The site plan indicates a 5 bay <br />maintenance shop which would require another 15 spaces. There will be 6 full-time <br />employees which would require 6 spaces. In addition, the site plan proposes to provide <br />I0 parking spaces to accommodate the 1,952 square feet of office/sales space. This totals <br />34 off-street parking spaces provided with one reserved and designed for handicapped <br />parking. <br /> <br /> <br />
