Holiday RV Review Letter <br />Page 3 of 3 <br />May 28, 1998 <br /> <br />Lighting: The site plan is deficient of a l{ghting plan for the pm'king and display areas. <br />The site plan and elevations appear to show the location of exterior building lighting, but <br />it is deficient of the required lighting specifications and diagrams. The lighting plan is <br />subject to the approval of the City Engineer. '" <br /> <br />Drainage and Grading: The drainage calculations have been submitted, but the <br />application is deficient of a drainage plan. The drainage plan should include the current <br />and proposed topography and proposed storm water management plan. The drainage <br />plan is subject to the approval of the City Engineer. <br /> <br />Access: The site is proposed to have one access from Riverdale Drive. There will be no <br />direct access to State Highway 10. <br /> <br />Sign: A sign permit is required for site signage. The cost of the permit is $I00.00. No <br />roof sign is allowed and no wall sign may extend above the top of the wall. The parcel <br />may have 1 free standing sign at 100 square feet and wall signs are limited to 15% of the <br />area of the front wall and 50 % of that allotment may be distributed to other walls of the <br />facility. The building elevations propose a sign or painted lettering on the north wall of <br />the building to identify the business. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee <br />in the amount of Three Thousand Five Hundred Dollars per commercial acre. The <br />amount of Stormwater Management Fee due on Lot 4, Block 1, Alpaca Estates 4th <br />Addition is Four Thousand One Hundred Eighty Eight Dollars ($4,165.00) (1.19 acres x <br />$3500). A cash payment will be required prior to the City issuing a Building Permit. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, June 2, 1998, at the <br />Ramsey Municipal Center, 15153 Nowthen Boulevard NW, to review the proposed site <br />plan. A copy of the Case cover sheet is enclosed.
