CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />HOLIDAY R.V. <br /> <br />On June 9, I998, Site Plan approval was granted by the City of Ramsey ("City") to Holiday <br />Recreational Ind., Inc., ("Permittee") to construct a 6,532 square foot recreational vehicle sales <br />and service center ("Structure") on the property which is legally described as follows: <br /> <br />Lot 4, Block 1, Alpaca Estates 4th Addition, Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to {39.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by John Oliver and Associates, Inc., dated May 18, <br />1998, Revision Dates May 29, 1998 and ,1998. <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer and consistent with the approved Grading Plan for prepared by John <br />Oliver and Associates dated May I8, 1998, Revision Dates May 29, 1998 and <br /> ,1998. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />be <br /> <br />Site grading in accordance with the approved Grading Plan prepared by <br />John Oliver & Associates dated May 18, 1998, Revision Dates May 29 and <br /> ., 1998. <br />Installation of bituminous driveway, maneuvering area, display area and customer <br />parking. <br />Installation of B-612 continuous concrete curbing around the perimeter of alt <br />bituminous surfaces except along the east property line (see Item #6). <br />Installation of decorative paver block, bituminous or concrete on the two feature <br />r.v. display pads Iocated in the northeast and northwest coruers of the site. <br />Establishment of turf in areas disturbed during construction and in accordance <br />with the Site Plan. <br />Landscaping in accordance with the plan prepared by and dated <br /> ., 1998. <br /> <br />("Required Improvements) <br /> <br /> <br />
