The project is located near two major roadways. Access is onto a <br />local street, which feeds directly into the minor arterial system. This type of <br />development is located consistent with policies &s stated in the working draft of <br />Comprehensive Plan. <br /> <br />Park m~d Oper~Space: The site is located within close proximity to a local <br />neighborhood park (Flintwood Terrace). A proposed offroad trail, as shown on the <br />City park and trail plan, would link this site directly with the park. It is important that <br />the site show an intcn'nal pedestrian connection to this trail. This type of arrangement <br />is also consistent with policy in the working dra~ of the Comprehensive Plan. <br /> <br />Recommendation <br /> <br />Although the Comprehensive Plan has not received any formal approvals, the City <br />Planning Commission at a public meeting has reviewed the worldng draft and will be <br />reviewing it in greater detail at a workshop in September. it was a general consensus <br />among the commissioners that the working draft appeared to be consiste~t with the <br />direction of the future community. The planning commission will be reviewing the <br />complete draft of thc plan in a publio meeting later this year at which time a formal <br />recommendation will bc made to the City Council. The project proposed for the site <br />appears to be consistent with the general direction of this working draft land use element <br />of the Comprehensive Plan.
