The site plan submittal <br />also includes a Landscape Plan (Sheet L1) dated 6/29/98, Floor Plan (Sheet A4) dated 7/13/98, <br />Exterior Elevations Plan (Sheet A7) dated 7/.13/98. All plans were prepared by Stephen M. <br />Theising, Architect. We offer the following comments: <br /> <br />General: The plan proposes to develop an office/manufacturing building at Lot 1, Block 1 of <br />Business Park 95 Seventh Addition, on the southeast comer of 140th Avenue NW and Unity <br />Street NW. <br /> <br />Zoning: The site is in an Industrial (I) zoning district. An office/manufacturing operation is a <br />permitted use in Industrial districts. <br /> <br />Building Size: The proposed building is 11,049 square feet. <br /> <br />Lot Coverage: The site is 1.05 acres (45,936 square feet) in size. Lot coverage is restricted to <br />35% (16,078 square fee0. The proposed building complies with City Code requirements with <br />24.1% (11,049 square, feet) coverage. <br /> <br />Access: The plan shows one access to 140th Avenue NW. (Please note on your revised plans <br />that the street name has been corrected from 139th Avenue to 140th Avenue.) <br /> <br />Landscaping and Screening: The landscape proposal exceeds the 20 foot wide green space <br />requirement along Unity Street and 140th Avenue N.W. Staff recommends that the 'future <br />plantings' on the east and south property lines be incorporated into the current planting proposal <br />to help screen activity at overhead loading doors from adjacent parcels. These trees should be of <br />at least two species (for disease/pest resistance) and the City should be provided with one full <br />scale and an 11" x 17" reduction of the modified Plan. This planting may be potted stock and/or <br />2" B&B. Staff finds the proposed materials, variety and distribution acceptable, with the <br />exception of the above. <br /> <br /> <br />
