Site Plan Review: A & R Manufacturing <br />Page 2 of 3 <br />July 29, 1998 <br /> <br />Waste Storage: The proposed plan indicates that waste storage will be located in the building. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for every person <br />on the maximum work shift. There will be nine employees on the maximum work shift, and <br />roughly 150 square feet of office space. In accordance with City Code requirements, the plan <br />proposes to provide 11 spaces, including a handicapped parking stall. <br /> <br />Off-Street Parking - Design: The proposed plan indicates ail driveways, off-street parking and <br />maneuvering areas are proposed to be surfaced with bituminous paving. However, it does not <br />state the specifications for curbing. Please be aware that City Code requires the parking surface <br />to be finished with B-6/12 concrete curbing, and the City should be provided with a revised site <br />plan (full scale and reduction) specifying this provision.. <br /> <br />Drainage and Grading: The City Engineer will be working with the developer to determine <br />appropriate Grading and Drainage Plans. These plans will not likely be ready until the City <br />Council review. The Engineer will be attending the Planning Commission meeting and may <br />answer any questions from Commissioners regarding this arrangement and his recommendations. <br /> <br />Lighting Plan: The developer must submit all exterior lighting locations and specifications, and <br />diagrams of all exterior lighting fixtures. The application is deficient of these items. <br /> <br />Loading Berth: The design of loading berths on the east side of the building meets City Code <br />requirements. <br /> <br />Architectural Standards: In accordance with City Code and the Business Park 95 covenants, <br />the exterior building materials are proposed to be a combination of painted rock face concrete <br />block, painted split-rib concrete block, and typical painted 8 X 8 scored concrete block. The <br />proposed building is 16 feet tail, which complies with the City Code maximum height of 35 feet. <br /> <br />Business Park 95 Covenants: The site plan is subject to the review of the Business Park 95 <br />Architectural Review Board.
