We offer the following <br />comments: <br /> <br />General: The site plan proposes to develop a 31,404 square office/warehouse building with a <br />furore addition of 19,352 square feet in AEC Energy Park 3rd Addition. the lot is generally <br />located at the southwest comer of Sunwood Drive NW and the furore Jasper Street NW. <br /> <br />Zoning: The site is in a Business Warehouse (BW) zoning district. A light manufacturing <br />operation is a permitted use in this districts. <br /> <br />Building Size: The plan proposes a 31,404 square foot building with a future addition of 19,352 <br />square feet. A separate site plan review and approval .will be required for all future expansions. <br /> <br />Lot Coverage: The site is 3.35 acres (145,877 square feet) in size. Lot coverage is restricted to <br />35% (51,057 square feet). The proposed building complies with City Code requirements with <br />21.5% (31,404 square feet) coverage. With the proposed future addition the lot coverage would <br />be 34.8% (50,756 square feet). The total proposed hard surface coverage is 52%, and green <br />space coverage is 48%. <br /> <br />Architectural Standards: In accordance with City Code, the building exterior is proposed to <br />consist of concrete masonry units. <br /> <br />Access: The plan shows one access onto Sunwood Drive and two accesses onto the future Jasper <br />Street. It has not been determined when the construction of Jasper Street will occur. <br /> <br /> <br />
