CASE <br /> <br />REQUEST FOR AMENDMENT TO APPROVED SITE PLAN; <br />CASE OF DONALD NORDVIK <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On November 10, 1997, the City Council granted site plan approval to Don Nordvik to construct <br />a 2,160 square foot accessory building to the manufacturing facility:at 8020 147th Avenue N.W. <br />Mr. Nordvik foresees the need for an additional expansion in the near future and is requesting a <br />site plan amendment to enlarge the size of the approved accessory building to 4,800 square feet. <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Approved site plan <br />Proposed revised site plan <br />Approved development permit <br />Proposed revised site plan development permit <br /> <br />Notification: <br /> <br />Because site plans are not required to be subjected to a public hearing and because the site is <br />surrounded by industrial properties, no notification of the pending development was forwarded to <br />area property owners. <br /> <br />Observations: <br /> <br />There is a 6,000 square foot manufacturing building on the site. Mr. Nordvik is now proposing <br />to construct a 4,800, versus a 2,160, square foot accessory building to provide additional space <br />for supplies and vehicles for the manufacturing facility. City Code restricts lot coverage to 35% <br />of the lot area or 21,875 square feet in this case. The total squa/e footage (footprint) of the <br />existing building and the amended size on the accessory building is 10,800 square feet, which is <br />in compliance with the lot coverage restriction. The proposed pavement and concrete curbing <br />will be modified to service the revised accessory building size. The revised building size <br />continues to be in compliance with structure setback requirements. <br /> <br />City Code restricts the size of accessory buildings to 30% of the ~oss area of the principal <br />building. The gross area of Mr. Nordvik's principal building is 7,200 square feet. The revised <br />accessory building size of 4,800 square feet equates to 66% of the gross floor area of the <br />principal building. In the past, Council has approved overages in accessory building sizes in the <br />commercial district as long as the maxLmum lot coverage restriction is not exceeded. With the <br />overage in accessory building size, Mr. Nordvik's property is still in compliance with lot <br />coverage restrictions. <br /> <br /> <br />
