Staff is comfortable in recommending approval of the 81 parking stalls proposed. <br /> <br />Utilities and Water Usage: The developmen, t will be served by municipal water and sanitary <br />sewer. <br /> <br />Architectural Standards: The building plans indicate that the structures will be sided with <br />maintenance free siding, brick accents, wood railings on the decks, and asphalt shingles. City <br />Code requires exterior finishes to consist of face brick, natural st'one, precast concrete units, <br />factory fabricated panels of brick stone or concrete, or other material as approved by the <br />Planning Commission and City Council. <br /> <br />Building Height: City Code establishes a maximum building height of 35 feet. The City Code <br />defines building height as a distance to be measured from the mean ground level to the <br />uppermost point of the roof. The first floor elevation is 878 feet. The elevations show that the <br />building is 39 feet tall from the first floor elevation to the top of the roof, or 3 feet above the <br />maximum. The southwest elevation is approximately 4%3/4 feet. It is difficult to ascertain the <br />mean ground level with the plans provided. However, it is obvious that a variance to the height <br />restriction will be needed to construct according to the submitted plan. The next available <br />meeting of the Board of Adjustment in which a variance to height can be addressed is in <br />September. <br /> <br />Minimum Floor Area: City Code establishes a minimum total floor area for single level units <br />at 600 square feet. The proposed one and two bedroom units range from 698 to 1,020 square feet <br />respectively and comply with Code. (Unit A is a 1-bdt/standard with 698 sq. ft.; Unit B 1 is a <br />lbdr w/den with 900 sq. ft.; Unit B2 is a 2-bdr/standard with 942 sq. ft.; Unit C is a 2-bdr/large <br />with 1,020 sq. ft.) <br /> <br />Laundry Space: Code requires 200 square feet of laundry space for structures w/th more than <br />four dwelling units. Each unit will have a small laundry closet, the total of these spaces exceeds <br />the minimum requirement. <br /> <br />Storage Space: Code requires 200 square feet of storage space in each unit. The smallest unit <br />(Unit A: 1-bdr/standard) meets the requirements, the other unit types exceed requirements. <br /> <br />Lighting: The developer must submit all exterior lighting specifications and diagrams of all <br />exterior lighting fixtures. The application is deficient of these items. <br /> <br />Existing Buildings: The site plan identifies three existing buildings on the site. These <br />structures are in a blighted condition and the construction will obviously require the removal of <br />two of these buildings. The development permit will require that all three buildings be <br />demolished and removed. <br /> <br /> <br />
