That no blasting will be employed in the grading activity. That the existing drainage patterns will not be substantially altered by the proposed grading plan. That the grading operation will increase the traffic to and fi.om the subject property for the period of time the permit is in effect. That the proposed use will/will not be unduly dangerous 6r other,vise detrimental to persons residing or working in the vicinity of the use or to the public welfare. That the proposed use will/will not substantially adversely impair the use, enjoyment, or market value of any surrounding property. That the proposed use will/will not be hazardous to existing or future neighboring uses. That the proposed use will/will not be disturbing to existing neighboring uses during the term of the permit. That the proposed use will/will not be served adequately by public facilities and services such as highways and streets. That the proposed use will/will not create excessive additional requirements at public cost for public facilities and services, and it will/will not be detrimental to the economic welfare of the community. That the proposed activities, processes, materials, and equipment and conditions of operation that will/will not be detrimental to any persons, property, or the general welfare by reason of excessive production of traffic, noise, smoke, fumes, glare, or odors are controlled by City Code and should the permit be granted, these private rights will be protected by the contracted entered into with the City.
