complete said proceedings under the "quick-take" provisions of said statute, pay the awards as are <br />required by law, and thereby acquire title to the Project Site. The City shall secure access to the <br />Project Site to allow the ACHRA to perform geotechnical and environmental analyses of the <br />Project Site. The City shall also provide to the ACHRA, at no cost to the ACHRA, a survey of <br />the Project Site providing a legal description and topography of the Project Site, all easements <br />and utilities, and which is certifiable to the Bond Trustee. The City shall also extend all public <br />utilities to the Project Site at no cost to the ACHRA. <br /> <br /> B. Building and Site .Design. The ACHRA has engaged the services of an architect, <br /> <br />to-wit: Miller Hanson Westerbeck Berger, Inc. (the "Architect"), to prepare all necessary <br />designs, plans and specifica~tions for the 50-unit building and to create a total site plan for the <br />Project, including drives, parking, and landscaping. ACHRA shall cause the Architect to <br />complete all plans and specifications in consultation with the City as necessary to enable <br />construction of all Project elements to take place, including, without limitation, the building and <br />ancillary features, and drainage features. <br /> <br /> C. Approvals and Permits. The City shall obtain in a timely manner so as to enable <br /> <br />compliance with the timetable set forth in Section 6 hereof, on behalf of the ACHRA, all <br />necessary approvals and permits from any unit of government having jurisdiction over the <br />activities in the Project to enable construction to commence, excepting approvals as are relating <br />to financing. <br /> <br /> D. Conveyance of Project Site. At bond closing for financing of the Project, or on <br /> <br />an earlier date if mutually agreed upon by the parties, the City shall convey marketable title to the <br />Project Site.to the ACHRA for $1.00.
