The following items are enclosed for your <br />information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Site Plan <br />Planning Commission public hearing and regular meeting minutes dated 10/6/98 <br />Letter from neighboring property owner <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Notification: <br /> <br />State Statute requires notification of the public heating to owners of property within 350 feet of <br />the subject property; City Staff attempted to notify property owners within 500 feet. <br /> <br />Observations: <br /> <br />The subject property is .9 acres in size and is restricted to a total of 1,488 square feet of garage <br />and accessory building space. In addition, there is a 624 square foot size restriction on any single <br />accessory structure. The Dvorak's currently have a 528 square foot attached garage. They are <br />proposing to construct a 936 square foot accessory building in which to store personal items. <br /> <br />The addition of the proposed 936 square foot accessory building is within the parameters for total <br />garage space allowed on the subject property, but it will exceed the maximum single building <br />size by 304 square feet. <br /> <br />The City has approved overages in single accessory structure size limits in the past. <br /> <br />The Planning Commission conducted the public hearing on October 6 and received one letter <br />from an adjacent neighbor who was not opposed to the proposed size of the Dvorak accessory <br />building as long as it was built in accordance with City Code and Building Code. <br /> <br /> <br />
