Also, included with the <br />application is a Preliminary Grading, Erosion Control and Utility Plan (Sheet C1), <br />Revision Date 10/22/98, prepared by Charles W. Plowe Consulting Engineer. We offer <br />the following comments: <br /> <br />General: The plan proposes to develop an office/warehouse building on Lot 2, Block 1 <br />of Business Park 95 Fifth Addition, south of 140th Avenue NE and east of A & R <br />Manufacturing. <br /> <br />Zoning: The site is in an Industrial (I) zoning district. An office/warehouse operation is <br />a permitted use in Industrial districts. <br /> <br />Building Size: The proposed building is 20,832 square feet. <br /> <br />Lot Coverage: The site is 1.74 acres (75,787 square feet) in size. Lot coverage is <br />restricted to 35% (26,525 square feet). The proposed building complies with City Code <br />requirements with 27.5% (20,832 square feet) coverage. <br /> <br />Access: The plan shows two accesses to 140th Avenue NW.
