Site Plan Review: Sharp & Associates <br />Page 2 of 3 <br />t 0/29/98 <br /> <br />Landscaping and Screening: Staff recommends minor modifications to the proposed <br />Landscape Plan. On the east side of the property an additional tree should be planted <br />south of the one proposed. On the west side of the property the proposed sugar maple <br />tree should be moved north so it is offset by at least 15 feet from the trees being planted <br />on the adjacent A & R Manufacturing site, and an additional tree should be planted south <br />of the proposed tree, also being conscience of the plantings on the adjacent lot. The trees <br />being planted on the east and west sides should be pruned so as not conflict with the truck <br />traffic passing by them. <br /> <br />Waste Storage: The waste storage containers wilt be located at the rear of the building, <br />with one located at the southwest comer of the building and two other located at the <br />center of the south side of the building. The plan indicates the construction materials to <br />be painted concrete block with cedar gates. This meets City Code requirements. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for every <br />person on the maximum work skirt for Industrial properties. This is a spec building at <br />this point and the number of employees is an unknown. The developer issuing a formula <br />of 1 space per 400 square feet of office space and 1 space per 1,000 square feet of <br />warehouse space, for a total of 37 spaces required. The plan indicates 52 stalls are <br />proposed. However, City Code generally requires 1 space per 200 square feet of office <br />space. For the Building Fasteners plan reviewed in August, 1998, the developer agreed to <br />provide 1 space per 400 square feet for the first 6,000 square feet of warehouse floor area <br />and t space per 1,000 square feet for the remaining 23,671 square feet of warehouse <br />space. Using the same scale for this plan, the City would require the developer to provide <br />72 spaces, which is a 20 space deficiency from what is proposed. Altematively, 1 space <br />per 1,000 square feet of warehouse floor area is commonly accepted in other cities. <br />Using this scale, the total number of spaces required is 63; a deficiency of 11 space from <br />what is proposed. <br /> <br />Off-Street Parking - Design: The proposed plan indicates ail driveways, off-street <br />parking and maneuvering areas are proposed to be surfaced with bituminous paving and <br />finished with B-6/12 concrete curbing. This is in compliance with City Code. <br /> <br />Lighting Plan: The Site and Elevation Plans identify the exterior lighting locations and <br />lighted areas. No diagrams of the fixtures were provided, but if the fixtures used follow <br />the specifications in the Site Plan it should be in compliance with City Code. <br /> <br />Loading Berth: The plan proposes to have four loading docks on the south side of the <br />building that meet City Code requirements. There are also two large garage doors, one <br />on the east side and one on the west side of the building, that do not meet the City Code <br />requirement of 50 feet for loading berths. Tractor trailers would not be able to maneuver <br />to use these side doors. <br /> <br /> <br />
