The front parking lot is conveyed to a catch basin which is <br />proposed to discharge into the existing storm catch basin located on the northeast corner <br />of the property. Consideration should be given to redirecting this outlet to the basin <br />located rnidway along the west botmdary. There is no existing stub in the structure where <br />the plan proposes to connect, but a 15 inch stub is available in the midline manhole. The <br />developer will be responsible for restoration work associated with connecting into either <br />structure. The building and remainder of the site drain through a series of three catch <br />basins to an existing manhole located midway along the southern site boundary. This <br />storm drainage plan is consistent with the overall plan for this portion of the industrial <br />park. <br /> <br />Building Height: The proposed building height as defined by City Code is 24 feet. (The <br />building is 22 feet tall on the north side and 26 feet tall on the south side.) The building <br />height complies with the City Code maximum height of 35 feet. <br /> <br />Architectural Standards: In accordance with City Code and the Business Park 95 <br />covenants, the exterior building materials are proposed to be a combination of smooth <br />face and rock face concrete masonry units. <br /> <br />Business Park 95 Covenants: The site plan is subject to the review of the Business Park <br />95 Architectural Review Board. The date and time of that meeting will be announced at a <br />later date. <br /> <br />The Ramsey Planning Commission will be meeting to review the proposed site plan on <br />Monday, November 2, 1998, at 7:30 p.rn. Staff suggests that you, or your representative, <br />be present at this meeting to answer any questions that may arise. <br /> <br />Enclosed for your information is a copy of the case cover sheet for the Planning <br />Commission meeting.
